Marketing conditions that encourage competition.

Story. Reach. Timing.

Competition doesn’t come from listing a home or following standard playbooks.
It comes from attention —

specifically, when enough of the right people are paying attention.

That kind of attention doesn’t happen by default. And it isn’t guaranteed by having a great home.

It requires understanding what truly sits at the center of a home’s appeal — the story that makes it resonate — and knowing how to deliver that story to people who are actually capable of falling in love with it.

These priorities aren't common.   And uncommon priorities require uncommon measures.

When that work is done well and timed with intention, interest has its best chance to intensify and overlap. Competition. And when it arrives, the natural laws of supply and demand can assert themselves — and a home’s real market value begins to surface.

From Sellers...

They were never in a rush —

every decision was made with the goal of protecting the value of the home

Even in a very difficult market,

the focus never shifted from positioning both our homes properly rather than settling.

— Sherry L, Naples

We were getting more qualified viewers each week than our previous realtor was getting per month.

It was clear from the start that speed was used deliberately —

not to rush the sale, but to protect the strength of the outcome.

Most homes are listed.

Very few are truly launched.

Matthew Vos and Larry Kain — Naples Best Price Team, helping homeowners sell for the best possible price

Matthew Vos

Realtor

Naples Best Price Team was formed when two disciplines converged around the same belief.

Matthew Vos had built a reputation in Naples for representing sellers with uncommon discipline. From the beginning, every decision was guided by a single focus: protecting the value of the home. Over time, that approach naturally attracted clients who understood that striving for the best possible price requires trust, collaboration, and intention.

Larry Kain arrived at a similar understanding from a different direction.

As a marketing entrepreneur, Larry spent decades helping businesses grow by telling stories that resonated with the right audiences. When selling his own home, he applied that thinking directly to real estate — reimagining how the story was shaped, how widely it traveled, and when it reached the people most likely to respond. Multiple buyers engaged at the same time. Competition followed.

When Larry and Matthew began working together, the alignment was immediate. One brought deep respect for the responsibility of representing a seller. The other brought a clear understanding of how attention, timing, and emotion influence markets. The partnership wasn’t formed simply to add marketing — it was formed to be deliberate about how homes meet the market.

Naples Best Price Team exists for sellers who understand that a home is introduced only once. How that moment is handled — how the story is told, how far it travels, and how many buyers encounter it within the same window of time — shapes everything that follows.

Our approach is for homeowners who want every reasonable condition in place for the market to have the opportunity to respond at its highest level.
